808-810 N Broad Street was originally a traditional shotgun double, converted into a commercial storefront with an attached two-bedroom apartment in the 1950s by its former owners who worked and lived there. Years later, the apartment fell into disrepair and was boarded up and the bakery was replaced by a praline shop, which ran a successful business until the stucture was flooded and heavily damaged during Katrina. The property remained vacant until we purchased it in the summer of 2013.

Despite subsantial cosmetic damage, the building had a solid structure so we decided to keep the existing floorplan intact. We installed a new roof, new electrical wiring, plumbing, HVAC, insulation and drywall. We salvaged the existing tile bathrooms and much of the kitchen with some minor repars and major cleaning. The terazzo floor in the storefront was restored to its original condition. The heavy wood paneling in the bedrooms and living room was cleaned and painted. A new commercial glass front, paint job and landscaping really made the place look sharp again.

We are very pleased to report that, once again, the storefront and apartment are occupied by a family that both works and lives in the property. This kind of arrangement was commonplance in New Orleans in the early to mid 1900s, and is beginning to become popular in many parts of the city again.
